Questions on Booking our Villas in Indian Wells

If you are new to renting villas direct from the owners, then it may appear daunting - especially when you are not sure what to expect.  Over the years we have been both renting and renters, we have asked many questions.  Below are some of the more common questions we now get asked.  Please also read the Terms & Conditions page for booking; as this will also provide more useful information.

Why rent a private villa direct from the owner?

When visiting the Kissimmee, Orlando and Walt Disney World area, there are two very simple reasons for renting our vacation villas: price and privacy.  By booking direct with us, you will not pay overhead costs (as you would do through a travel agent).  Also for virtually the same price as a hotel room, you get a fully-equipped villa with separate bedrooms, free Wi-Fi and your own private swimming pool. One other important aspect is that our website shows recent photographs of the actual villa you would be staying in.

Why choose our villas in Indian Wells?

Visiting Florida regularly since the early 1990s, we have stayed in many great rental villas within the Kissimmee area.  However, until we stayed in the community of Indian Wells, we never realised just how much time we were spending in the car to get anywhere.  

Our holiday villas have fantastic private pools and are equipped to a very high standard -  offering everything you would expect and more.   Both villas are fully air-conditioned, have fast 35Mb Wi-Fi, a spacious living area, big television with premium cable (including the latest HBO and On Demand movies), a DVD player, CD hi-fi, televisions in the master and second bedrooms, washing machine, tumble dryer, iron, ironing board, hair-dryers, clock radios, telephones, board games and even a read-and-swap bookshelf.  In addition, we supply spare linen, all towels (including bath, pool & beach towels), clothes hangers and for smaller guests, a cot, high-chair and stroller.  The kitchens are fully equipped with a large refrigerator, oven, dishwasher, microwave, blender, coffee maker, toaster and all the crockery, cutlery, pans, plastic-ware and other kitchen appliances you may need.  We also ensure that our villas are licensed in accordance with the Florida state, have a monitored security system and safety deposit box, child safety alarms, integrated smoke detectors and remote electric garage doors.  Villa: Elegant also has an electric barbecue-grill and a Nintendo Wii.

To give an accurate representation, this website shows pictures of our vacation villas, their interiors and the Indian Wells community. All photographs are recent and representative of the current state and upkeep.

In the current climate of rental property foreclosures, we are able to reassure our guests that our villas are managed professionally and effectively. We have no intent to cease operations or to sell the villas.  As owners for 15 years, we are continually investing and improving both of our villas to ensure they meet the requirements and expectations of all our guests.  Throughout your stay at our villas, our Management Company are available to resolve any issues or problems that may arise.

How do I go about renting our villas?

As experienced renters, we aim to make booking as simple as possible. There are no catches and no hidden charges. We always acknowledge receipt of payments with either e-mail or postal confirmation; as well as providing on-line visibility of your booking through this website.  We offer fantastic villas at a great price (just compare to the price of hotel room), with straightforward Booking Terms & Conditions.

1. Check Availability of Your Dates

Use our On-line Availability Check or if you prefer, contact us to discuss your plans.

2. Holding Your Dates

Where your preferred dates are available, we can provisionally hold them for you.  Once held, no one else can book your dates, so you can finalise other travel arrangements or book flights.  Where your flights are yet to be released, depending on availability we may be able to hold a day or so either side.  Just complete our on-line Booking Reservation form for us to hold your dates..

3. Confirming Your Dates

After you have completed our Booking Reservation form, we shall send you details on how to make payment (where your arrival date is more than 8 weeks away, this will just be a 20% deposit of the rental cost).  Upon receipt of your payment, we shall send you confirmation of your booked dates.

The balance of the rental cost and a refundable security deposit are payable 8 weeks prior to your arrival date.  Approximately 2 weeks prior to your arrival date, we shall send you our Information Pack, which has useful information for your stay and directions on how to access the villa.  We are always available for any questions you may have on visiting the area or planning your visit - from rental car hire to deciding which theme parks and attractions might be best suited.

What currencies can I pay in?

Being based in the UK, we request that payments are made in Sterling and by a bank transfer where possible (although we still accept cheques if you prefer).  Non-Sterling payments can be made through PayPal, using the quoted US Dollar rental rate.  All payments must be made using the same currency.

What is included in the rental price?

All prices quoted are for booking a villa in its entirety (not per person), with no additional surcharges for under-occupancy.  The price  includes post-stay clean of the villa, all utilities, wireless Internet, local telephone calls, use of all amenities, and linens. Also included is full use of the community pool, tennis courts and park. As this is a self-catering holiday, no daily 'maid service' is provided and limited toiletries are provided upon your arrival.  Unless otherwise stated, pool heating is excluded from the rental price.

For US Dollar prices, it is common to show the amount excluding local taxes (which are 13% of the price).  Local taxes are included within the UK Sterling prices.

Why do I need to pay a security deposit?

When paying the balance of rental costs, a separate refundable security deposit is also payable as per the Booking Terms & Conditions.  Following your stay, our Management Company inspect the villa for damage, breakages or non-compliance (e.g. through negligence).  Your security deposit is fully refundable provided there is no damage reported.

Like many owners of rental properties, we understand that breakages can occur.  For breakages or damage during your stay - no matter how insignificant it may seem - these must be reported to our Management Company immediately.  This ensures our Management Company can replace items as soon as possible to minimise impact to both yourself and future guests.  We are more receptive to breakages when informed in good time, rather than finding out during the post-stay check.

How do I get the address and keys to the villa?

Approximately 2 weeks prior to your arrival date, we shall send you our Information Pack, which includes the address, telephone number and directions to the villa.  Listed also are instructions on how to access the key to the front-door as well as useful tips when visiting Florida.  Whether you are a first-time visitor or a regular to the Orlando area, we feel this information is essential to maximizing your stay at the villa.  Once the booking is confirmed, we provide the villa address for ESTA and/or API (Advance Passenger Information).

What if I have a problem during my stay?

Although very rare, we realise that problems can arise.  In addition to our Information Pack, there is also useful advice, guidance and telephone numbers listed in a manual within the villa.  Between these and our Management Company, we aim to cover as many eventualities as possible.

For ailments or medical assistance, you will find at least two walk-in medical centres nearby, a number of pharmacies and a dentist.  For anything more serious, the nearest hospital is located in the Walt Disney town of Celebration.  It is essential for any trip to the US that you have good travel insurance with adequate medical cover, as the country is predominately private healthcare.  Medical care with a stay in hospital would be very expensive and the European Health Insurance Card (EHIC) does not apply in the US.
